    Emerging Trends in Real Estate® Asia Pacific 2025 Singapore Launch 
     
    Emerging Trends in Real Estate® Asia Pacific is an annual series of trends and forecast publications that reflect the views of leading real estate executives in the region. Undertaken jointly with PwC and the Urban Land Institute, the report highlights trends, forecasts and outlook for the real estate investment and development, real estate finance and capital markets, property sectors, metropolitan areas and other trending issues across the Asia Pacific region.
     
    In conjunction with the launch, ULI Singapore is hosting an in-person event with PwC Singapore to share the key findings from the report. The event will feature an esteemed panel dialogue as we engage the real estate community on the emerging real estate trends and investment sentiments in Asia Pacific.

    Jonathan Eu

    Chief Executive Officer, Singapore Land Group

    Jonathan is the Chief Executive Officer of Singapore Land Group Limited (“SingLand”) and is responsible for driving the Group’s overall strategy and delivering on its corporate purpose. Under his leadership, the company embarked on a strategic transformation to drive sustained growth for its real estate business, starting with its rebranding to Singapore Land Group in 2021. Jonathan plays a pivotal role in steering SingLand’s sustainability initiatives. Apart from leading the Group’s efforts aimed at uplifting individuals and underserved communities, he oversees SingLand’s environmental initiatives that seek to address climate change. Jonathan joined SingLand in 2020 as the Chief Operating Officer. Prior to SingLand, he spent 10 years with UOL Group Limited. Jonathan was the General Manager, Investment and Asset Management, and spearheaded innovation and digital transformation initiatives. In 2023, Jonathan was appointed a member of the Council for Board Diversity, which spearheads efforts to advance board diversity across public, people and private sectors, and is also a committee member of the Real Estate Developers’ Association of Singapore.

    Paul Gately

    Head APAC Diversified Funds, EQT Exeter

    Mr. Gately joined BPEA (now EQT Exeter) in 2019 as Managing Director and Head of Asset Management, based in Sydney, Australia. He currently heads the diversified funds invested in multi sectors across the region. Mr. Gately has over 35 years’ of real estate investment and asset management experience. He joined BPEA from Fudo, the real estate investment fund of CLSA Capital Partners, where he worked from 2010-2018. Prior to that, Mr. Gately was the CEO of Singapore developer South Beach Consortium, an affiliate of City Development and before that was head of asset management for AIG Global Real Estate’s US$10 billion regional portfolio, based in Hong Kong.

    Greg Hyland

    Head of Capital Markets, Asia Pacific, CBRE-AP

    Greg Hyland is the Head of Capital Markets, Asia Pacific for CBRE. Based in Singapore, he is responsible for all of CBRE’s leading Capital Markets teams across the region. He is accountable for the day-to-day management of all capital markets businesses and operations including real estate investment sales, capital advisory and debt & structured finance across all sectors. Throughout his career, Greg has positioned himself as one Asia Pacific’s leading real estate capital markets professionals and established deep relationships with some of the world’s leading real estate investors. Greg has been personally involved in some of the region’s largest transactions. Since joining CBRE, the team has been ranked the #1 commercial real estate advisor by MSCI Real Analytics, with the largest market share in Asia Pacific for consecutive years since 2020.

    JD Lai

    CEO & CIO, M&G Real Estate

    Jing Dong Lai (JD) is the CEO and CIO, at M&G Real Estate Asia. He joined the business in October 2016 as Head of Acquisitions. In this role, JD oversaw transactions amounting to approximately US$ 3.4b on behalf of M&G Asia’s core and value add mandates. In March 2019, JD broadened his responsibilities to become Head of M&G Real Estate Japan. And in March 2021, JD was appointed to his current role. JD has more than 22 years of Asia real estate experience, working in various regional financial hubs including Tokyo, Hong Kong and Singapore. Prior to joining M&G, he was Head of Investments at Straits Real Estate, where he managed an Asia Pacific investment mandate covering both direct and indirect across multiple asset classes. Other roles include senior positions at Goldman Sachs’ real estate principal investment division in Tokyo and Singapore, and Carlyle Asia Real Estate Partners in Hong Kong. JD graduated magna cum laude from Tufts University with a BA in Economics and International Relations.

    Magdelene Chua

    Real Estate Partner, PwC Singapore

    Magdelene is a Partner with PwC Singapore with over 24 years of professional experience providing assurance and financial advisory services to multinational and listed clients. Her main focus is on the real estate industry and her key clients include sovereign wealth funds, real estate developers, real estate investors, funds and hotels. Previously, she has spent four years with the Global Capital Markets Group and M&A team, including a tour of duty to the London office.​ Beyond her experience in financial and operational audit, she has accumulated specific experience in corporate governance, financial reporting, investigations, global capital markets, data audits, M&A transactions, post- deal implementation and finance effectiveness.​ As part of ULI, she was a founding member of WLI in Singapore and have served on the WLI and ULI SG committees. Currently, she serves as a ULI Global Governing Trustee and co-chairs the finance committee as a member on the Urban Land Institute Asia Pacific Exco.​ ​Beyond real estate, Magdelene serves as a board member and audit committee member in the National Parks Board and the Stroke Support Station.​
